Buying a home is one of the biggest financial purchases of your life.

Here are the ABCs to ensure you are prepared:

A. Set Your Financial Goals:

Know what you can afford. Be sure to include all costs needed to purchase a home:

  • Price of the home
  • Property taxes (1.2 – 1.7% of the home price)
  • Closing costs (2%-5% of home price depending on if you are borrowing money) HOA fees – monthly cost for communities that share amenities.
  • Insurance – Availability and price vary if you are in a wildfire or flood zone.
  • Buyer Agent commission – negotiated with your Agent
  • Is the home on fee land or leased land? What is monthly lease payment?
  • Is there a one-time Buyer Community Assessment fee?

B. Educate Yourself:

Shop on-line. Look at homes in the areas you think you may like.

Find home styles and locations that appeal to you.

Shop in person. Attend Open House options in areas you are interested in.

Learn from those trips. What feature are must have vs nice to have?

  • Do you like the location?
  • What is important: neighborhood, commute, school district, walkability.
  • Prioritize what matters to you in your search.

Home Condition is important. Learn to look at the “bones” of the house.

  • What is the age of the Roof, Appliances, Air Conditioning and Heating?
  • Is there Solar?
    • Is the Solar owned or leased?
    • If it is leased, how much is it a month?
    • If it is owned, does it cover the entire Electric Bill or only part of it?
